BACK-UP WATER

This property has a back-up water system installed. Typically, these will provide up to 2 days of municipal back-up to ensure that municipal interruptions do not effect the operations within the property.

ALTERNATE WATER SOURCE

This property utilises an alternative water source from either: borehole, ground-water harvesting, rain-water harvesting ort a combination thereof, to supplement the water demand on the property.

This results in a more resilient water supply to the property, with reduced municipal interruptions to supply as well as lowering operating costs at the building.

BACK-UP POWER

This property has back-up generators installed to ensure that the property operates during power outages and load-shedding.

Fuel consumption recovery, maintenance and a possible generator levy may apply to the property.

BEE HIVES INSTALLED

As part of our Biodiversity Initiatives, this property has bee hives installed within its gardens.

This is an initiative to bolster the diminishing habitats for bee populations.

Tenants are to please not interfere with the hives and signage to this effect is installed where the hives are placed.

The result is a unique honey that is made from the local flora within the property grounds.

BIODIVERSITY INTERVENTION

As part of our Biodiversity Initiatives and disclosure this property has had an independent Biodiversity Audit undertaken to ensure that our footprint in terms of the operations within the property result in the least impact on the natural environment.

RECYCLING ON SITE

Recycling of waste generated on the properties is in place, either on the property itself or off-site at specialised sorting facilities.

This substantially reduces the amount of waste that goes to landfill and dramatically reduces the amount of plastic and pollution that enters into the environment.

E-CAR CHARGING FACILITIES

This property has specific parking bays allocated for the charging of Electric Vehicles.

LED LIGHTING

This property has been fitted with the latest in energy efficient LED lighting. This reduces tenant operating costs by reducing energy usage by up to 80% as well as providing a better quality of light in the working environment.

GREEN BUILDING CERTIFIED

This property has been independently certified as a Green Building by the Green Building Council of South Africa, utilising one of their GreenStar Building Rating Systems or Energy & Water Performance Benchmarking Certifications.

ENERGY EFFICIENT AIRCON

This property has Invertor type, energy efficient air-conditioning systems installed. These systems lower the energy consumption required to heat and cool the environment and result in energy savings of between 30% and 50% compared to non-invertor units.

They also utilise a more environmentally friendly refrigerant gas that is much better at absorbing and releasing heat, as well as does not deplete the Ozone layer.
